How T&M stacks up
Materials get marked up first, then overhead and profit apply to the whole subtotal — so overhead and profit ride on labor and materials both. That ordering is what protects margin.
material = cost × (1 + markup%)
subtotal = labor + material
total = (subtotal × (1 + overhead%)) × (1 + profit%)

Getting T&M pricing right.

Setting labor rates

Your T&M rate should bake in base wages, benefits, payroll taxes, insurance, and equipment — plus non-billable time like travel, setup, and admin. The number on the check stub isn't the rate.

Material markup

15–35% is typical. It covers procurement time, delivery, storage, waste, and handling. Specialty items and rush orders justify the high end.

Overhead

Office, utilities, insurance, licenses, vehicles. Calculate annual overhead and divide by billable hours to get the rate — guessing here is how shops quietly lose money.

Profit margin

Construction margins usually run 15–25%. Weigh market conditions, project complexity, and payment terms — profit is not overhead, and it's not optional.
